NOTICE OF SALE UNDER POWER Georgia, Ben Hill County By virtue of the power of sale contained in a Security Deed from Bonnie T. Daunhauer and Todd A. Daunhauer to Mortgage Electronic Registration Systems Inc., as nominee for Taylor, Bean & Whitaker Mortgage Corp., its successors and assigns dated November 7, 2005 recorded in Deed Book 613, Page 184 , Ben Hill County Records, and last assigned to Carrington Mortgage Services, LLC, conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED THOUSAND NINE HUNDRED SIXTEEN AND 00/100 ($100,916.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash, before the Courthouse door of Ben Hill County, Georgia, during the legal hours of sale on Tuesday, November 3, 2015 the following described property, to wit: All of City Lots Number Five (5) and Six (6) in Square Number Four (4) in Block Number Fourteen (14) in the City of Fitzgerald, formerly Irwin, now Ben Hill County, Georgia, as shown by the plat of said city made by or for the American Tribune Soldiers Colony Company, of file in the Office of the Clerk of the Superior Court of Irwin County, Georgia. Said property has the address of 506 South Lee Street, Fitzgerald, GA 31750. The Debt secured by said Security Deed has been and is hereby declared due because of nonpayment of the indebtedness when due and in the manner provided in the Note and Security Deed. The debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of sale, as provided in the Security Deed and by law, including attorney's fees, notice of intent to collect attorney's fees having been given. Said property will be sold subject to any outstanding ad valorem taxes, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
