STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from ANNIE LOU ST. JOHN to UNITED COMMUNITY BANK, dated June 22, 2012, recorded August 17, 2012, in Deed Book 3036, Page 157, Glynn County, Georgia records, as re-recorded in Deed Book 3487, Page 365, Glynn County, Georgia records, said Security Deed being given to secure a Note from ANNIE LOU ST. JOHN dated June 22, 2012, in the original principal amount of Ten Thousand and 00/100 ($10,000.00) Dollars, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in October, 2015, the following described property: All of that certain lot and portion of a lot, tract or parcel of land situate, lying and being in the 25th District G.M. of Glynn County, Georgia and in that section of said district and County which is known as "Mrs. Marvel McDonald 2.1 acres and Robert Claire Jones 2.16 acres," according to a map and plan of both of such two parcels (which are adjacent to the other and which together form one overall parcel) as was prepared by W.N. Gramling on June 11, 1938 and is attached to a Deed on public record in Deed Book 4-V, at Page 632 of the Glynn County Georgia Public Records; said property and section above described being also known as subdivision of property of E.D. Courson, Glynn County, Georgia according to a map and plan of such property which was prepared by C. H. Bliss on June 25, 1956, being all of Lot Five (5) and the Westernmost Five (5) feet of Lot Six (6), Subdivision of property of E. D. Courson, Glynn County, Georgia, and being of dimensions of Eighty (80) feet by Ninety (90) feet and being further described as follows, to-wit: Beginning at a point which is 400 feet, on a bearing of South 87 degrees East from a point which is an iron pin which marks the Southwesterly corner of the Dan F. Jones Tract, and which marks the Northwesterly corner of the Mrs. Marvel McDonald tract, and which marks the Northwesterly corner of the Subdivision of E. D. Courson tract, and from such beginning point of the within parcel, proceeding South 87 degrees East for a distance of 80 feet to an iron pin; thence turning and running South 3 degrees West for a distance of 90 feet to an iron pin located on the Northern line of Courson Street; thence turning and running along the Northern line of Courson Street North 87 degrees West for a distance of 80 feet to an iron pin; thence turning and running North 3 degrees East for a distance of 90 feet to the iron pin which marks the point or place of beginning of the tract herein conveyed. Said property is further described and identified according to a plat of survey prepared by Gene Pettigrew, Sr., Georgia Registered Land Surveyor Number 2094, dated February 19, 1986 and a copy of which is attached to that Deed of Conveyance from Elsie R. Deed to Betty J. Springham which has been filed in Deed Book 56D, Page 228, Glynn County, Georgia records. Reference is hereby made to said plats and to the record of each for all purposes of description and identification of the property herein conveyed. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
