STATE OF GEORGIA COUNTY OF RICHMOND NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Eula D Bowdre and Lorenzo R Bowdre to Citifinancial Services, Inc. in the original principal amount of $41,920.50 dated 07/31/2006, and recorded in Deed Book 01069, page 0322, Richmond County records, said Security Deed being last transferred and assigned to CitiFinancial Servicing LLC, A Delaware Limited Liability Company in Deed Book 1427, page 1560, Richmond County records, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of October, 2015 by CitiFinancial Servicing LLC, as Attorney-in-Fact for Eula D Bowdre and Lorenzo R Bowdre the following described property: All that certain parcel of land lying and being situated in the County of Richmond, State of GA, to-wit: All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as Lot 26, Princess Gardens Subdivision, as shown on a plat recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia on Realty Reel 232, Pages 1922-1927; reference being made to said plat for a more complete and accurate description as to metes, courses bounds and location of said property. This conveyance is made subject to protective covenants applicable to said property appearing of record in the aforesaid Clerk`s Office on Realty Reel 240, Page 1577-1579, and also subject to all easements and Restrictions of record and as depicted upon the aforesaid plat. Tax Map Reference: 069-2-114-00-0 Being that parcel of land conveyed to Lorenzo R. Bowdre and Eula D. Bowdre from William B. Kuhlke, Jr., Dessey L. Kuhlke and F. Property known as: 3403 Princess Ct, Augusta, GA 30909 The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law). The property will be sold as the property of Eula D Bowdre and Lorenzo R Bowdre subject to the following: (1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
