NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in that certain Security Deed given by Peccola Turner to Mortgage Electronic Registration Systems, Inc. As nominee for Georgia Bank and Trust Company of Augusta dated October 29, 2012 and filed November 9, 2012, recorded in Deed Book 01367, Page 2160, Richmond County, Georgia Records, later Assigned to U.S. Bank National Association, conveying the after-described property to secure a Note in the original principal amount of Eight Nine Thousand Nine Hundred Forty Seven Dollars and No Cents ($89,947.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on Tuesday October 6, 2015, the following described property: ALL THAT lot or parcel of land situate, lying and being in the State of Georgia, County of Richmond, City of Augusta, fronting 54.19 feet, more or less, on the West side of Eleventh Street and extending back on its northern boundary line 87.59 feet, more or less and on its southern boundary line 90.04 feet, more or less to a rear width of 54.32 feet, more or less and described as Lot 11 on a subdivision plat for Pine Street Development by Cranston Engineering Group, LLC, dated June 10, 2011 and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in plat book 7, page 143. This being the same property conveyed to Augusta, Georgia Land Bank Authority by deed of Augusta Neighborhood Development Improvement Corporation, dated March 1, 2011 and recorded in said clerk's office in Book 1293 page 2077, known as 1217-1219 Eleventh Street. Said property is conveyed subject to Neighborhood Covenants and Restrictions provided for Heritage Pine, recorded in Book 1292, Page 1137. 1221 Eleventh Street Map and Parcel No. 046-4-763-00-0 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is Peccola Turner or a tenant or tenants and said property is more commonly known as 1221 Eleventh Street, Augusta, GA 30901.
