G9-17437 Alexander 25051 STATE OF GEORGIA COUNTY of HARALSON NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt from ANGELA LOUISE ALEXANDER to CITIFINANCIAL SERVICES INC dated March 6, 2007, filed for record March 9, 2007, and recorded in Deed Book 895, Page 102, HARALSON County, Georgia Records, as last transferred to CITIFINANCIAL SERVICING LLC by assignment recorded in Deed Book 1127, Page 514, HARALSON County, Georgia Records. Said Deed to Secure Debt having been given to secure a Note dated March 6, 2007 in the original principal sum of ONE HUNDRED TWENTY TWO THOUSAND SIX HUNDRED ELEVEN AND 86/100 DOLLARS ($122,611.86), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at HARALSON County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in October, 2015, the following described property: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 104 IN THE 8TH DISTRICT AND 5TH SECTION OF HARALSON COUNTY, CITY OF TALLAPOOSA, GEORGIA, BEING CITY LOTS 3 AND 4 IN BLOCK 172, AS SHOWN ON A PLAT PREPARED FOR ANGELA LOUISE ALEXANDER BY STANDRIDGE EUGENE MAHAN, RLS #1183, DATED AUGUST 5, 1993, REVISED NOVEMBER 1, 1994 AND RECORDED IN PLAT BOOK 22, PAGE 99, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF HARALSON COUNTY, GEORGIA. SAID PLAT TOGETHER WITH THE BOUNDARIES, METES, COURSES AND DISTANCES THEREON ARE INCORPORATED HEREIN AND BY REFERENCE ARE MADE A PART OF THIS DESCRIPTION AS FULLY AS IF SET OUT HEREIN. To the best of the knowledge and belief of the undersigned, the party in possession of the property is ANGELA LOUISE ALEXANDER or a tenant or tenants. Said property may more commonly be known as: 261 CONNECTICUT AVENUE, TALLAPOOSA, GA 30176. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney‚s fees (notice of intent to collect attorney‚s fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
