STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from JOHN BECKUM to UNITED COMMUNITY BANK, dated August 20, 2010, recorded September 15, 2010, in Deed Book 2766, Page 326, Glynn County, Georgia records, said Security Deed being given to secure a Note from DAVID WAYNE BECKUM dated August 20, 2010, in the original principal amount of Ten Thousand Three Hundred Forty Nine and 51/100 ($10,349.51) Dollars, together with interest thereon on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in September, 2015, the following described property: All that certain lot, tract or parcel of land situate, lying and being in Glynn County, Georgia, which is described and identified according to a map of Brunswick Villa Subdivision, which is of record in the office of the Clerk of Glynn Superior Court in Plat Book 3, Page 22, entitled "Brunswick Villa, Inc. Section Two Revised" (to which reference is hereby made for all purposes of description) as all of Lot Number Twelve, Block "D", Brunswick Villa, Inc., Section 2, and being more particularly described as follows, to-wit: Beginning at a point on the South line of Atkinson Street, which said point is 340 feet Easterly from the intersection of the Eastern line of Johnson Street with the Southern line of Atkinson Street, as measured along the Southerly line of Atkinson Street, and from said beginning point running thence in a Northeasterly direction along the Southern line of Atkinson Street for a distance of 65 feet to a point; thence turn and run along the division line between Lots 11 and 12, Block "D" in said Subdivision, for a distance of 124 feet to a point; thence at right angles to said last described line and running in a Westerly direction for a distance of 65 feet to a point; thence turn and run at right angles and along the division line between Lots 12 and 13, in Block "D" of said Subdivision for a distance of 124 feet to the point and place of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
