CLASS:007 NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF COWETA. Under and by virtue of the powers contained in a Deed to Secure Debt executed by MARK W. VANDINE to DR. JAMES. D. SALISBURY, dated AUGUST 1, 1997, which said Deed to Secure Debt is recorded in Deed Book 1159, Page 322, in the Office of the Clerk of the Superior Court of Coweta County, Georgia; and by virtue of a default in the payments on the debt mentioned therein and secured thereby, there will be sold at auction to the highest bidder for cash at the Courthouse door in Coweta County, Georgia, by DR. JAMES D. SALISBURY, acting as attorney-in-fact for the said MARK W. VANDINE between the legal hours of sale on the first Tuesday in SEPTEMBER, 2015, the following described property: All that tract or parcel of land situate lying and being in Land Lot 41, of the 5th Land District, City of Newnan, Coweta County, Georgia, being more particularly shown on a plat of property prepared for McMichael Realty and Insurance Agency, Inc. by John R. Christopher, Registered Land Surveyor, dated 10-14-80, and appearing of record in Plat Book 28, Page 31, Office of the Clerk, Coweta Superior Court, reference to which plat is hereby made for a more particular description of said Tract. Said tract is described according to said plat as follow: BEGIN at an iron pin found located on the southerly right of way of Bullsboro Drive, said iron pin found being 382.0 feet east of the point of intersection of the southerly right of way of Bullsboro Drive with the easterly right of way of Fanner Street, all as measured along the southerly right of way of Bullsboro Drive. From said beginning point run thence along the southerly right of way of Bullsboro Drive South 89 degrees 52 minutes 36 seconds East 65 feet to an aluminum pin set on said right of way; thence run South 02 degrees 06 minutes 30 seconds East 125.43 feet to an aluminum pin set; thence run South 89 degrees 00 minutes 00 seconds West 65 feet to an iron pin found, thence run North 02 degrees 06 minutes 30 seconds West 126.70 feet to the point of beginning. Said powers will be exercised and said property will be sold as the property of MARK W. VANDINE by DR. JAMES D. SALISBURY, acting as attorney-in-fact for the purpose of paying the indebtedness secured by said Deed to Secure Debt. The property, to the best information, knowledge and belief of the undersigned being presently in the possession of MARK W. VANDINE. The proceeds of said sale shall be applied to the payment of the indebtedness due DR. JAMES. D. SALISBURY, and all charges and expenses in connection with this foreclosure and the balance, if any, will be applied as provided by law. The property will be conveyed subject to ad valorem taxes and easements, if any.
